Should You Keep Your Home Listed Over the Christmas Holidays?

The Christmas and holiday season is often assumed to be a “quiet” time in real estate, but that’s not always the case. In fact, for the right property and the right seller, keeping your home listed over the holidays can work to your advantage.

Why It Can Make Sense to Stay on the Market

  • Less Competition
    Many sellers pause their listings during the holidays, which means fewer homes for buyers to choose from. With reduced inventory, serious buyers tend to focus more intently on the homes that are available.
  • Highly Motivated Buyers
    Buyers shopping over the holidays are rarely casual. They may be facing job relocations, expiring leases, family changes, or timing pressures tied to the new year. These buyers often come with firm intent and strong financing.
  • A New Year Head Start
    Staying active allows your listing to build momentum before the January rush. Buyers returning after the holidays will already be familiar with your home, and you’re positioned ahead of sellers who wait to relist.
  • Flexible Showing Schedules
    With many people off work or working reduced hours, buyers often have greater flexibility for private showings, especially mid-week.
  • Winter Still Sells Homes
    A well-priced, well-presented home shows differently in winter, but that doesn’t mean worse. Clean lines, cozy lighting, and strong fundamentals (layout, location, condition) still shine through.

When It Might Make Sense to Temporarily Withdraw

That said, there are valid reasons to take a strategic pause.

  • You Need a Mental or Logistical Break
    Hosting showings during the holidays can feel disruptive. If protecting family time or reducing stress is a priority, a short pause can be the right call.
  • The Property Isn’t Showing at Its Best
    If winter conditions, construction, or deferred maintenance are negatively impacting first impressions, withdrawing briefly to reset can help protect value.
  • You’re Planning Improvements or a Re-Launch
    Sometimes the smartest move is stepping back to make adjustments (e.g., pricing, staging, photography, or minor updates) and re-launching with a fresh strategy in January.
  • Market Feedback Suggests a Reset
    If buyer feedback points to clear issues that can’t be addressed immediately, a temporary withdrawal can prevent listing fatigue and allow us to reposition effectively.

The Bottom Line

There’s no one-size-fits-all answer. For some sellers, staying on the market over the holidays creates opportunity with less competition and more motivated buyers. For others, a strategic pause allows for a stronger, more confident re-launch in the new year.
