The Calgary real estate market continued to shift through April as we saw inventory levels grow across multiple property types, creating more balanced conditions in several segments of the market. While detached and semi-detached homes in many price ranges continue to experience relatively tight conditions, higher inventory levels in row homes and apartments are beginning to provide buyers with more choice and negotiating power.
Overall sales activity remained below the record-setting pace of recent years, however buyer demand is still active — particularly in well-priced and well-presented properties. Detached homes in desirable communities and price points under $800K continue to move quickly, while luxury properties and higher-density segments are seeing longer days on market and increased competition.
“Sales were expected to ease this year as our market transitioned away from strong demand that was driven by previously rapid migration growth. Improved supply choice across the entire housing spectrum has reduced the urgency among potential purchasers, helping our market shift away from seller’s market conditions to more balanced conditions,” said Ann-Marie Lurie, CREB®’s Chief Economist. “However, the trend of limited supply choice in the detached market continues, while conditions favour the buyer in the apartment condominium market.”
One of the biggest stories continues to be the apartment condominium sector. With a significant amount of new inventory and thousands of units currently under construction, many apartment markets are transitioning into buyer-favouring conditions. This has placed downward pressure on pricing in certain segments while simultaneously creating opportunities for first-time buyers and investors entering the market.
Benchmark pricing across Calgary remained relatively stable month-over-month, showing the market is normalizing rather than correcting sharply. Sellers are still achieving strong results when properties are strategically priced, properly prepared, and marketed effectively. In today’s market, presentation and pricing strategy matter more than ever.
As we move deeper into the spring market, we expect continued activity fueled by pent-up demand, improving inventory levels, and buyers becoming more confident with increased selection. However, market conditions continue to vary significantly depending on location, property type, and price range — reinforcing the importance of understanding Calgary’s micro-markets when making real estate decisions.

Detached home sales remained steady through April as inventory levels continued to improve modestly. While more listings are hitting the market, supply remains below long-term averages, particularly in Calgary’s North West, West, and South districts where seller-favouring conditions continue to support pricing.

The semi-detached sector continued to show resilience through April with balanced market conditions across much of the city. Inventory improvements helped support sales activity while tighter supply in select districts continued to drive price stability.

• 1,190 year-to-date new listings
• Benchmark price reached $690,000
• Market conditions remained near balanced territory
• Prices have nearly recovered to April 2025 levels
• Monthly price growth reported in most districts
• North East and East Calgary experienced softer conditions with higher inventory
• Strongest year-over-year gains occurred in the City Centre, North West, and West districts
Row / Townhomes
The row home sector continued shifting toward more balanced conditions as inventory growth outpaced sales activity. Market performance varied significantly depending on district, with some areas remaining stable while others experienced more noticeable price adjustments.
• Inventory levels increased above last year’s levels
• Sales-to-new-listings ratio averaged 51% year-to-date
• Months of supply approached 3 months
• Conditions generally remained balanced city-wide
• North East Calgary reported the highest supply levels
• North East pricing declined more than 11% year-to-date
• West Calgary reported the smallest price declines at under 2%
Apartment Condominiums
Apartment condominiums remained Calgary’s most buyer-friendly segment as inventory levels continued to rise. Increased selection and elevated supply are creating more opportunities for buyers, particularly first-time buyers and investors.

• Benchmark pricing improved slightly month-over-month

Regional Market Snapshot
Airdrie
Airdrie continues to move toward more balanced conditions as inventory levels improve. While sales activity remains slightly below last year, pricing has stabilized following previous declines.

Cochrane continued to outperform many surrounding markets with improving sales activity and tightening inventory levels supporting further price growth.
